  • June lumber and plywood PPI fell -0.2% m/m but remained +5.7% y/y; refresh framing and engineered-wood allowances before buy-out. AGC/BLS PPI June 2026
  • June steel mill-products PPI rose +3.6% m/m and +16.9% y/y; structural steel, rebar and metal-envelope quotes need short validity. AGC/BLS PPI June 2026
  • June construction inputs rose +7.1% y/y even as the monthly inputs-to-construction series fell 0.4%; escalation remains package-specific. AGC/BLS PPI June 2026
  • EIA national retail diesel averaged $5.348/gal on Aug. 3, up $0.035 week over week and $1.548 year over year; carry fuel sensitivity into sitework and logistics. EIA Weekly Petroleum Status Report
  • Census June permits were 1.367M SAAR, total starts 1.427M and single-family starts 895K; starts rebounded, but permits were 3.0% below revised May. U.S. Census New Residential Construction
  • Northern Virginia industrial vacancy was 3.8% in Q2 with 274K SF absorption and $17.41/SF/year NNN asking rent; new supply is being absorbed selectively. CBRE Northern Virginia Industrial Q2 2026
  • Northern Virginia data centers recorded 0.5% vacancy, 1,102 MW of 2025 absorption and 96% of 2026 scheduled supply already committed; powered land is the constraint. CBRE Northern Virginia Data Centers
  • Trading Economics showed copper $6.5705/lb (-1.74%), aluminum $3,276.50/t (+0.22%) and lumber $579/1,000 board feet (+0.17%) on Aug. 7; directional spot only. Trading Economics Commodities

Executive snapshot

  • Cautious Framing & lumber lead today's cost narrative: lumber/plywood eased 0.2% m/m in June but stayed 5.7% above year-ago levels. Use a trade-specific log for framing lumber, OSB/engineered wood, waste, crew productivity and quote validity rather than treating a small monthly decline as broad relief. AGC/BLS PPI June 2026
  • Deteriorating Fuel is a sitework margin variable again: EIA's Aug. 3 national retail diesel average was $5.348/gal, 40.8% above the year-earlier level. Re-price haul, excavation, paving and equipment-hour assumptions where bids remain open. EIA Weekly Petroleum Status Report
  • Neutral Housing volume is active but affordability-sensitive: June total starts ran at 1.427M SAAR, 19.0% above revised May, while permits fell 3.0% m/m to 1.367M. Treat starts as current activity and permits as the forward pipeline, not interchangeable signals. U.S. Census New Residential Construction
  • Positive Northern Virginia is a two-speed market: industrial vacancy held to 3.8% with $17.41/SF/year NNN asking rents, while data-center vacancy was 0.5% and 96% of 2026 scheduled supply was committed. Separate ordinary logistics underwriting from powered-and-entitled land scarcity. CBRE Northern Virginia Industrial Q2 2026
  • Cautious Power delivery is part of entitlement: Dominion says loads above 50 MW will most likely require transmission extensions and a new substation, with industry-wide supply-chain delays driving timelines. Require a staged power plan, not just a utility-service letter. Dominion Energy Data Center Requests
  • Cautious Design demand is not yet broad-based: June ABI was 47.3, commercial/industrial 46.7 and multifamily 45.6, while inquiries reached 56.1 and design contracts were 49.8. Pipeline conversion is healthier than billings but still not booked work. AIA/Deltek ABI June 2026
  • Deteriorating Tariff exposure now reaches lumber and electrical packages: AGC's July 24 guide lists 10% softwood lumber/timber tariffs, 25% on various derivatives, 50% on mostly-metal goods and 15% on industrial/electrical grid equipment. Confirm origin, classification and contract treatment. AGC Tariff Resources for Contractors

Market movers

ItemChangeNote
Lumber and plywood PPI -0.2% m/m; +5.7% y/y ▼ A monthly easing does not erase elevated framing and engineered-wood basis; carry quote validity and waste assumptions into buy-out. AGC/BLS PPI June 2026
Steel mill products PPI +3.6% m/m; +16.9% y/y ▲ Revalidate structural steel, rebar, studs, decking and metal-envelope quotes before commitments. AGC/BLS PPI June 2026
National retail diesel $5.348/gal; +$0.035 w/w ▲ EIA shows diesel $1.548/gal above a year earlier; expose fuel escalation in sitework and delivery scopes. EIA Weekly Petroleum Status Report
Northern Virginia industrial absorption 274K SF Q2 ▲ Vacancy was 3.8% and asking rent $17.41/SF/year NNN; the market is tight, but 391K SF delivered and 421K SF remains under construction. CBRE Northern Virginia Industrial Q2 2026
Northern Virginia data-center absorption 1,102 MW in 2025 ▲ CBRE reports 0.5% vacancy and only 21.5 MW available at year-end 2025; 96% of 2026 scheduled supply was already committed. CBRE Northern Virginia Data Centers
Housing permits / starts 1.367M / 1.427M SAAR ▲ Permits were 3.0% below revised May, while total starts were 19.0% above revised May; single-family starts were 895K. U.S. Census New Residential Construction

Sector outlooks

SectorOutlookSignal
Data centers Positive Demand is strong; powered land, grid and equipment are gating delivery CBRE Northern Virginia Data Centers
Industrial / logistics Positive Northern Virginia vacancy is tight, but new deliveries require tenant-specific underwriting CBRE Northern Virginia Industrial Q2 2026
Public / infrastructure Neutral Grid expansion and power infrastructure are constructive, with procurement risk elevated Dominion Energy Data Center Requests
Multifamily Neutral Demand is outpacing deliveries as vacancy falls below 9%; starts remain selective Cushman & Wakefield U.S. Multifamily Q2 2026
Single-family Neutral Starts are active but permits and affordability keep the forward pipeline measured U.S. Census New Residential Construction
Office / commercial Cautious Traditional office remains weak; data centers lift the commercial aggregate AIA July 2026 Consensus Forecast

Strategic watchlist

  • Lumber buy-out: split framing lumber, OSB/engineered wood, waste, connectors and crew productivity; record quote expiry, tariff origin and alternates before design freeze. AGC/BLS PPI June 2026
  • Northern Virginia site screen: require current tenant evidence for industrial, and a staged utility plan, transmission/substation path and equipment reservation for data-center land. Dominion Energy Data Center Requests
  • Tariff stack: review AGC's current 10% softwood-lumber rate, 25% derivative treatment, 50% mostly-metal treatment and 15% electrical/grid-equipment rate against origin and HTS assumptions. AGC Tariff Resources for Contractors
  • Design conversion: ABI 47.3, inquiries 56.1 and contracts 49.8 support selective pursuits; AIA's July forecast calls for +33% data-center spending but -5.1% traditional-office spending in 2026. AIA July 2026 Consensus Forecast

Top questions leaders should be asking

  • Which framing-lumber and engineered-wood quotes expire before buy-out, and what OSB, connector, waste and crew-productivity assumptions need revalidation?
  • For Northern Virginia, is the site backed by a written staged power plan, transmission/substation path and procurement schedule, or only a conceptual utility conversation?
  • Which imported lumber, steel, aluminum, copper and electrical-equipment scopes carry tariff exposure, and are origin, HTS classification and change-in-law terms documented?
  • Where can we pass through or hedge a $5.348/gal diesel environment in sitework, haul, paving and equipment-hour scopes?
  • Are ABI inquiries converting into signed work in our target sectors, and are we separating data-center growth from traditional office demand?
