  • July inputs to construction industries rose 0.15% m/m; construction materials eased 0.10%, cement slipped 0.01%, lumber rose 3.92% and steel mill products rose 2.44%. Trade-level buyout remains more decision-useful than a blended index. BLS PPI construction
  • The featured mechanical/HVAC cost screen is mixed: July copper-linked exposure remained live while Trading Economics showed Aug. 13 copper at $6.6102/lb (+0.20%), aluminum at $3,276.80/t (-0.91%) and lumber at $571.56/1,000 board feet (-0.69%). Trading Economics Commodities
  • EIA's Aug. 10 bulletin put national on-highway diesel at $5.257/gal, down $0.091 w/w but up $1.503 y/y; protect horizontal work, crane fuel and delivery assumptions with local basis checks. EIA Weekly Petroleum Status Report
  • Section 232 duties now apply to the full customs value of covered steel, aluminum and copper articles/derivatives entered from Apr. 6; general rates are 50% for Annex I-A and 25% for Annex I-B, with qualifying U.S.-origin content treatments. Federal Register Section 232
  • Census June permits were 1.367M SAAR, total starts 1.427M and single-family starts 871K. Permits were the forward authorization screen; starts were the current-activity read. U.S. Census New Residential Construction
  • June ABI was 47.3, inquiries 56.1, design contracts 49.8 and Q2 average backlog 6.3 months, down from 6.6 in Q1. Billings remained below the 50 expansion/contraction line. AIA/Deltek ABI June 2026
  • AIA's July outlook is K-shaped: 2026 data-center spending +33%, institutional +2.8%, traditional office -5.1%, warehouses -1.7%, manufacturing -11.6% and total nonresidential -0.3%. AIA July 2026 Consensus Forecast
  • Featured Dallas-Fort Worth industrial vacancy was 8.3% in Q2, with 9.9M SF net absorption, 6.8M SF delivered and 24.0M SF under construction across 86 projects. CBRE DFW Industrial Q2 2026

Executive snapshot

  • Cautious Mechanical/HVAC leads today's cost narrative: the July BLS inputs-to-construction index rose 0.15% m/m, while Trading Economics' Aug. 13 tape showed copper $6.6102/lb (+0.20%) and aluminum $3,276.80/t (-0.91%). Separate chillers, CRAH/CDU, sheet metal, controls, piping and electrical-content exposure before GMP. Trading Economics Commodities
  • Cautious Aggregate cost pressure moderated but did not disappear: construction materials fell 0.10%, cement slipped 0.01%, lumber rose 3.92% and steel mill products rose 2.44% in July. Use trade-specific allowances, quote validity and escalation triggers. BLS PPI construction
  • Cautious Fuel is easing sequentially but still elevated year over year: EIA's Aug. 10 national diesel average was $5.257/gal, down $0.091 w/w yet $1.503 above a year earlier. Carry fuel sensitivity through excavation, haul, cranes and logistics. EIA Weekly Petroleum Status Report
  • Neutral Housing is mixed: June permits were 1.367M SAAR, total starts 1.427M and single-family starts 871K. Starts improved from May, but permits and affordability remain the cleaner forward screens for residential pipeline sizing. U.S. Census New Residential Construction
  • Cautious Design demand remains soft: ABI improved to 47.3 but stayed negative; commercial/industrial was 46.7, multifamily 45.6 and Q2 average backlog declined to 6.3 months. Convert inquiries into signed contracts before staffing to recovery. AIA/Deltek ABI June 2026
  • Positive Data centers remain the top demand arm, but DFW power is a gating variable: AIA forecasts +33% data-center spending in 2026; ERCOT reported about 410 GW of large-load requests, approximately 87% from data centers, and is shifting to batch studies. ERCOT Large Load Update
  • Neutral DFW is a positive but pipeline-rich screen: JLL reports 9.3% vacancy, 17.9M SF H1 absorption, $8.99/SF asking rent and 31.2M SF under construction. Underwrite submarket labor, utility sequence and preleasing—not metro averages alone. JLL DFW Industrial Q2 2026

Market movers

ItemChangeNote
Lumber & wood products PPI +3.92% m/m in July ▲ Revalidate wood framing, sheathing and millwork allowances; the move is trade-specific and should not be diluted by the aggregate construction index. BLS PPI lumber
Steel mill products PPI +2.44% m/m in July ▲ Refresh structural, rebar, equipment-support and envelope scopes; preserve quote validity and origin/content evidence. BLS PPI steel
Copper / aluminum spot Copper $6.6102/lb (+0.20%); aluminum $3,276.80/t (-0.91%) on Aug. 13 ▲ Directional spot only. Confirm supplier basis, origin, alloy, quote validity and escalation language before releasing HVAC/MEP packages. Trading Economics Commodities
Diesel fuel $5.257/gal; -$0.091 w/w and +$1.503 y/y on Aug. 10 ▼ Sequential relief does not remove annualized fuel risk; carry local fuel, haul and equipment assumptions through bid and delivery. EIA Weekly Petroleum Status Report
Housing permits / starts 1.367M / 1.427M SAAR; 871K single-family starts ▲ Starts rebounded while permits remained softer; separate forward authorization from current activity when sizing residential subcontractor demand. U.S. Census New Residential Construction
DFW industrial vacancy 8.3% in Q2; 9.9M SF absorption; 24.0M SF under construction ▼ Vacancy fell 20 bps q/q while the pipeline expanded; tenant timing, submarket labor and delivery sequencing matter more than the metro average. CBRE DFW Industrial Q2 2026

Sector outlooks

SectorOutlookSignal
Data centers Positive Demand is strong; power, transformers, switchgear and cooling equipment are the gating variables AIA July 2026 Consensus Forecast
Industrial / logistics Positive DFW vacancy is 8.3% with 9.9M SF Q2 absorption; national vacancy fell to 6.5% as big-box demand outpaced completions CBRE DFW Industrial Q2 2026
Public / infrastructure Neutral ERCOT large-load requests are about 410 GW, roughly 87% data-center-linked; batch studies and grid upgrades pull work forward ERCOT Large Load Update
Multifamily Neutral AIA keeps institutional/public building growth positive, but multifamily design billings remain below 50 and feasibility depends on concessions, taxes and insurance AIA/Deltek ABI June 2026
Single-family Neutral Starts were 1.427M SAAR while permits were 1.367M; authorization, affordability and financing remain constraints U.S. Census New Residential Construction
Office / commercial Cautious Data centers lift commercial spending, but traditional office -5.1%, warehouses -1.7% and manufacturing -11.6% keep the nonresidential read segmented AIA July 2026 Consensus Forecast

Strategic watchlist

  • Mechanical/HVAC: split chillers, CRAH/CDU, sheet metal, piping, controls, refrigerant and copper/aluminum content; map each quote to lead time, origin, validity and tariff exposure. Trading Economics Commodities
  • DFW market selection: pair 8.3% CBRE vacancy and 9.9M SF Q2 absorption with JLL's 31.2M SF pipeline and ERCOT's large-load study requirements before raising land basis. CBRE DFW Industrial Q2 2026
  • Electrical and grid procurement: Reuters reports generator step-up transformer lead times above 160 weeks and high-voltage breakers at 125 weeks; reserve factory capacity before the shell schedule hardens. Reuters Grid Equipment
  • Section 232 classification: duties apply to full customs value from Apr. 6; use the Federal Register treatment, HTS classification and metal-origin evidence in the cost register rather than assuming a generic tariff allowance. Federal Register Section 232

Top questions leaders should be asking

  • Which HVAC packages still rely on stale copper, aluminum, chiller, CDU, sheet-metal or controls allowances after the July cost tape?
  • What diesel basis, haul distance, origin, tariff classification and quote-validity evidence would invalidate today's estimate?
  • Does the selected DFW site have a dated ERCOT/utility path, transformer slot and energization milestone, or only land control?
  • In DFW, what tenant evidence supports absorption before the 31.2M SF pipeline delivers, and which submarkets have the best labor and power fit?
  • Are inquiries converting into signed design contracts, permits and starts, or are teams mistaking leading indicators for executable backlog?
